- Nibbi Brothers has been selected as the General Contractor for the 650 Divisadero in San Francisco. We are in receipt of the 50% DD Set and are currently requesting bid proposals from qualified subcontractors including those certified as SBE-s for selected Design-Build trades. The only trades we are looking for pricing are as follows: Laser Cut Metal Panels, LGMF/Mass Timber, Exterior Building Maintenance, Elevators, Fire Protection, Plumbing, HVAC, Electrical, Soar Panels, and Soil Improvements/DDC/Shoring/Lagging Proposals are due no later than 2:00 PM on Monday, October 13th, 2025, online via the Building Connected website. 650 Divisadero will be new construction of 107 100% affordable housing units in the Western Addition neighborhood, developed in partnership with MOHCD. The project will include onsite property management, resident services spaces and resident amenities on ground and second floors. The existing structure at this property will require demolition. • Please provide any other VE options you can think of as an Add Alt to your number. • MEPF subs, please consider the option of Joint Ventures with SBEs to help our participation. Complete SBE Form 4 if you plan to JV. • SBE subs: please complete SBE Form 2 with your bid. Labor Requirements: MOCHD, Local Hiring, and State Prevailing Wage • 25% SBE Requirement - SF CMD, State, and Federal SBEs/LBEs • Prevailing Wage - State (DIR) • The mandatory local hiring participation level is 30% of all project work hours within each trade performed by local SF residents and at least 50% of the project work hours performed by apprentices within each trade shall be performed by local SF apprentices.
