- Dear Subcontractor: Baines-Nibbi Joint Venture has been selected as the General Contractor for the 967 Mission project in San Francisco. We are in receipt of the bid documents and are currently requesting bid proposals from qualified subcontractors and suppliers including those certified with the San Francisco Contract Monitoring Department (CMD) as local business enterprises (LBE-s) for DIV 01-33. The Contract Monitoring Division (CMD) has set the SBE participation goal for this project at 20%. It is an 8,782 square foot rectangular through block parcel with frontage on both Mission and Minna Streets. Currently the site is home to Kapwa Gardens, an interim use public space activation project which hosts community events. A 9 story building (plus occupied roof) mid-rise residential building with ground floor resident serving space, the building will provide approximately 95 units of 100% Affordable senior housing including a manager-s unit.
