1. THE SUBJECT REQUIREMENT IS BEING SYNOPSIZED IN ACCORDANCE WITH FAR 36.213-2. THIS IS A SYNOPSIS ONLY. THIS IS NOT AN INVITATION FOR BID (IFB).
2. PROJECT DESCRIPTION
The scope of work includes but not limited to repair of Heating, Ventilating, and Air Conditioning (HVAC) system. The work includes architectural work, mechanical work, electrical work, and abatement of material containing lead (MCL)/paint with lead (PWL). The work also includes related work defined as temporary work and relevant work required to accomplish the project, which must include restoration, repair, and replacement of existing work and conditions damaged by the Contractor-s operations to equal or better conditions. This work does not include unforeseen site conditions.
In accordance with DFARS 236.204, the magnitude of this construction project is estimated between 50,000,000 JPY and Y100,000,000 JPY.
3. The IFB will be issued on or around 28 April May 2025. A site visit will be scheduled on or around 12 May 2025. The tentative bid opening will be on or around 12 June 2025. The awardee shall complete the entire work, ready for Beneficial Occupancy Date (BOD) not later than 210 calendar days from the date of award, and Execute Contract Completion Date (CCD) within 90 calendar days after BOD.
4. Plans will be available for inspection without charge through https://sam.gov/.
5. CONTRACTOR LICENSE REQUIRMENT
Any contract resulting from a solicitation will be awarded and performed in its entirety in the country of Japan. Contractors must be duly authorized to operate and conduct business in Japan and must fully comply with all laws, decrees, labor standards, and regulations of Japan during the performance of the contract.
