  • The City of Napa (β€œCity”) requests proposals (β€œProposals”) from qualified individuals or firms (individually, a β€œRespondent” and collectively, β€œRespondents”) for Project Title (β€œProject”) by or before Response Submission Date, at Response Submission Time, via electronic submission through the procurement portal at https://procurement.opengov.com/portal/cityofnapa, in the manner set forth in the Request for Proposal Procedures.The City is requesting preparation of an initial study, and any other documentation required by the California Environmental Quality Act (Public Resources Code, Section 21000 et seq.) (β€œCEQA”), and State CEQA guidelines (California Code of Regulations Sections 15000 et seq.) along with associated technical studies (collectively, the β€œServices”) for a proposed 119 room hotel on an 1.86 acre parcel located at 4175 Solano Avenue (the β€œProject”). A more complete project description is provided in Attachment B and conceptual project plans are provided in Attachment C, as well as a hydraulic report and soils report as Attachment D and Attachment E, respectively. As shown, the location currently contains a vacant restaurant building and two assembly buildings that have been part of the adjacent Indigo Hotel which is located on two adjacent parcels.The Project proposes the construction of a 119 room, 3 story, 66,717 square foot hotel on the site of the former Red Hen restaurant. The hotel includes a 2,234 square foot conference room, 1,226 square foot fitness room and 1,992 square foot dining area. The parking lot provides 120 parking spaces. The former Red Hen restaurant and the adjacent Indigo Hotel-s detached β€œconference center” buildings behind the Red Hen would be demolished.
