- Description:
- On or around 20 April 2025 the TPO roof of the commercial building located at the Calais IA LPOE suffered severe Wind damage. GSA conducted multiple walk throughs and had the area representative from the roofing manufacture on site to inspect the roof. It has been determined that the roof will need a total replacement.
Basic Description of Work:
01: Removing all parapet wall grounding rods, grounding wire, top flashing, and all wood and pavers used for temporary securing TPO membrane. Make a pile of pavers and wood, that property stays with the federal gov.
02: Prep all penetrations for removal of TPO roofing. Building will stay operational during reroof.
03: Remove TPO roofing, Dens Deck, and Insulation paneling. Dispose of properly.
04: Allow for inspection of Roof deck and parapet wall once material is removed. Install a temporary weather barrier.
05: Prep and install Approx 30,400 sqft of 4” rigid panel insulation. Properly seal / fill all penetration points in roof deck. This will limit the amount of interior air delaminating the roofing material.
06.: Prep and install Approx 30,400 SQFT of ½ inch prime dens deck. Utilized tapered insulation crickets and saddles sized per NRCA recommendations to ensure drainage is properly facilitated. There is clear evidence of ponding water and drainage not reaching drain locations which is due to original undersized tapered insulation components.
07: Install Approx 30,400 SQFT of flat Thermoplastic Polyolefin Roofing, mechanical fasteners are not permitted to be used as this is a hollow core concrete deck, a low-rise urethane adhesive shall be used. Approx 700 SQFT of Parapet wall (vertical TPO) for a total of Approx 31,100 SQFT of TPO material. Properly seal all penetrations.
08: Provide and install top flashing around Parapet wall, original wall has a metal cap that goes over wall cap and expanded metal wall trim. This cap will not be reinstalled. Just a parapet wall top cap will be needed, en... - Documents:
