The City of Pontiac (\"City\") is seeking proposals from qualified professionals or firms to serve as a Project Manager for the redevelopment of several key civic assets, with the primary focus on Pontiac City Hall Redevelopment, including the Sheriff-s Substation and the 50th District Court Building. The City is seeking a partner to manage the development process of the vacated sites, ensuring they generate sufficient income to offset the costs associated with the new location. Moreover, the city is seeking someone who can manage the development of the new site to also generate revenue to offset the cost of the new building.This engagement is not a traditional real estate brokerage assignment. The City is seeking a partner with proven experience in development and project management, someone capable of structuring financing packages, recruiting end-users, and coordinating complex redevelopment projects that deliver long-term economic and community benefits.Key ResponsibilitiesDevelop and implement a strategic marketing plan for City Hall and related facilities.Assemble and advise on capital stacks, including debt, equity, incentives, and public-private partnerships.Actively recruit end users, developers, and financiers, with City Hall as the top redevelopment priority.Provide development advisory services, including evaluation of proposals and recommendations for phased or mixed-use projects. As the city prepares to move into the 300 W.
