Project Summary Midtown Park Apartments is a 140-unit apartment complex on Scott Street and Geary Boulevard in SF. The project encompasses a city block and is comprised of 6 buildings. The goal of the project is to perform an exterior envelope remodel including new roof, windows, stucco repair, exterior lighting upgrade and painting. Scope of Work The property management firm is seeking a roof consultant to work with the project manager oversee the replacement of the roofs at Midtown Park Apartments. The work includes evaluating the current roof and designing a new roof system. Working with the PM and CM to select a roofing contractor through a bidding process. Overseeing the permitting of the new roof with the roof. Providing construction administration services during the replacement and installation of a new roof including quality inspections and working with the CM to evaluate change orders and respond to question. Work with Project Manager to close out the project and transfer warranties to the owner. LBE Goals for Entire Project: The entire scope of work is overseen by CMD and has an LBE goal of 20%. Rating Bonus: RFP includes a scoring component including a 10% rating bonus for LBE respondents. Prebid Meeting: A prebid meeting and site walk will occur on Tuesday, July 22nd at 1pm at the site. 1415 Scott Street.
