    Department of Agriculture (USDA) seeks to lease the following space:

    Delineated Area: See DA Map.
    North: East Hinchman Road to MI-139 to MI-31, north on MI-31 to St. Joseph-s River;
    East: St. Joseph-s River;
    South: St. Joseph-s River/MI-31, north on MI-31 to East Shawnee Road to Garr Road;
    West: Garr Road.

    SPACE REQUIREMENTS
    Minimum Sq. Ft. (ABOA): 3,836 ABOA SF Minimum
    Maximum Sq. Ft. (ABOA): 4,028 ABOA SF Maximum
    Rentable Square Feet (RSF): Not to exceed 4,412 RSF
    Space Type: General-purpose office and related space
    TERM REQUIREMENTS
    Full Term: FIFTEEEN (15) YEARS (180 MONTHS)
    Firm Term: TEN (10) YEARS (120 MONTHS)
    Termination Rights: 120-days in whole or in parts after the expiration of the firm lease term
    Option Term: None
    PARKING REQUIREMENTS
    GOV Surface/ Outside Reserved Parking Spaces:
    FIVE (5) reserved parking spaces for GOVs.
    These parking spaces shall be designated for USDA/ Government-Use Only.
    Reserved parking shall be located on-site and within a maximum walking distance of 300-feet of the public entrance of the building.

    Producer/ Visitor Surface/ Outside Reserved Parking Spaces:
    FIFTEEN (15) reserved parking spaces for USDA producers/ visitors.
    ONE (1) parking spaces large enough to accommodate farm-type vehicles.
    Large vehicle parking shall be pull-through and shall not be impacted by adjacent buildings or tenants.
    Reserved parking shall be located on-site and within a maximum walking distance of 300-feet of the public entrance of the building.
