    The Department of Veterans Affairs currently leases 9,999 Net Usable Square Feet (NUSF) ofclinical space at 4 Westbrook Corp Ctr Ste 810, Westchester, IL, known as the VISN 12 Officespace. The VISN 12 office space lease expires on October 31, 2026. The Veterans Affairs (VA)intends to continue occupancy in accordance with (IAW) the authority outlined in GeneralServices Administration Acquisition Manual (GSAM) 570.402 Succeeding Leases. The VAshall consider alternative space only if economically advantageous; otherwise the VA intends topursue a sole source acquisition. The VA will take into consideration the cost of moving,alterations, and other factors when determining whether to relocate.
    The VA will require any alternative space being offered to meet the following criteria:1. A lease for up to ten years, with a five year firm term;2. Occupancy is required by November 2026;3. Offered space can be on no more than one (1) floor; space must be contiguous4. Shall be able to provide 12,000 rentable square feet (RSF)/9,999 net usable square feet (NUSF);5. On-site parking for a minimum of 102 vehicles is required, of which at least six (6) spaces must be ADA compliant;6. Proposed property shall not be located within the 100-year flood plain;7. Proposed property shall be seismic compliant IAW the VA-s requirements for a high seismic area.8. The proposed property must be within the delineated area as follows:South Boundary (31st St), North (Roosevelt Road), East (Mannheim Rd), West (Highway294)
